Thomson Reserve Price & Review 2026: Official Starting Prices & Launch Dates

Thomson Reserve starts from S$1.544m for a two-bedroom. Compare the developer's confirmed prices, unit sizes, October launch dates, MRT access and resale risks.

Thomson Reserve Price & Review 2026: Official Starting Prices & Launch Dates

Quick answer: Thomson Reserve is a 1,268-unit, 99-year leasehold new launch at Bright Hill Drive, with sheltered-walkway access to Upper Thomson MRT and homes ranging from two to five bedrooms. The developers' 15 October 2026 announcement confirms indicative starting prices from S$1.544 million (S$2,608 psf) for a 592 sq ft two-bedroom, S$2.503 million for a 947 sq ft three-bedroom, and S$3.388 million for a 1,238 sq ft four-bedroom. Public previews begin on 17 October; the official sales launch is scheduled for 31 October 2026. These are starting prices, not a full stack-by-stack price list or achieved transaction prices.

Updated 17 October 2026 using the joint developers' press release dated 15 October 2026 and their official project website. Prices, availability, layouts and timelines remain subject to the developers' final documents.

Key takeaways

  • Confirmed developer starting prices: S$1.544m for a 2-bedroom, S$2.503m for a 3-bedroom and S$3.388m for a 4-bedroom. The launch entry point is S$2,608 psf.

  • Important dates: public preview from 17 October 2026; official sales launch on 31 October 2026. No launch-day sales result should be assumed before bookings start.

  • Unit mix: 1,268 homes across ten broad types, including 112 private-lift homes in the larger configurations.

  • Project positioning: a 51,567 sqm site, six towers, a sheltered link to Upper Thomson MRT, and more than 80 facilities across three clubs.

  • Main buying question: whether the chosen unit's price, layout, stack and exit competition justify the premium over established resale alternatives.

Thomson Reserve starting prices: what is officially confirmed?

The joint developer announcement on 15 October gives three genuine price anchors. It does not disclose the complete price list for every layout, stack and floor. The approximate psf figures below for the three-bedroom and four-bedroom are calculated from the published starting price and size; the developer itself headlines an entry price of S$2,608 psf.

Unit typePublished areaDeveloper starting priceApprox. entry PSF
2-bedroom592 sq ftS$1,544,000S$2,608
3-bedroom947 sq ftS$2,503,000~S$2,643
4-bedroom1,238 sq ftS$3,388,000~S$2,737

These amounts describe the least-expensive published entry unit of each stated type. Buyers should not multiply S$2,608 by any preferred layout to assume its actual selling price. Higher floors, view corridors, premium specifications, private-lift access and particular stacks can command different prices. The complete unit-level price list and balance inventory were not publicly verified in the primary developer release as of this update.

NexDoor view: The entry price establishes a benchmark. Whether a specific Thomson Reserve unit is good value can only be judged against that unit's real quote and nearby transaction evidence.

Project facts: location, tenure and development scale

Thomson Reserve occupies approximately 5.16 hectares (51,567 sqm) at Bright Hill Drive in District 20. The 99-year lease commenced on 14 July 2026. The developing entity is Tamarind Development Pte. Ltd., a joint venture involving CapitaLand Development, UOL Group and Singapore Land Group. Its six towers comprise four 21-storey blocks and two 30-storey blocks.

The official factsheet gives 1,021 residential carpark lots, including 31 electric-vehicle lots and seven accessible lots. These numbers help buyers understand how a very large development is organised. The developers also say the residential towers occupy about 12% of the site, with the balance designated for landscaping, water features and recreational spaces. That is a site-planning description, not a promise that every unit has an unobstructed green view.

The project's most practical selling point is its sheltered pedestrian connection to Upper Thomson MRT on the Thomson-East Coast Line. Thomson Plaza and the established Upper Thomson food strip are nearby, while Windsor Nature Park is within walking distance according to the developer. Connectivity already in service is a firmer basis for valuing a home than speculative future infrastructure.

All ten unit types and the officially announced sizes

The developer's detailed factsheet provides the mix below. It shows why Thomson Reserve should not be analysed as only a small-unit investor project. The 2-bedroom family of layouts is the largest group, but there is also substantial 3-bedroom and larger family inventory.

Unit typeUnitsPublished floor area
2-bedroom100592 sq ft
2-bedroom Premium416678 sq ft

4-bedroom901,238 sq ft

4-bedroom Premium + Study (private lift)281,485 sq ft
5-bedroom Suite (private lift)281,808 sq ft
Total1,268—

From these official counts, 716 homes (about 56%) are 2-bedroom variants and 350 (about 28%) are 3-bedroom variants. The remaining 202 are 4- and 5-bedroom types. The three private-lift configurations total 112 homes. This distribution matters later: popular mid-sized layouts may have a large buyer audience, but also many near-substitutes competing for resale demand.

Classic Collection versus Luxury Collection

The developers distinguish a 740-unit Classic Collection in the four shorter towers from a 528-unit Luxury Collection in the two 30-storey towers. Classic homes are specified with Smeg appliances, while Luxury homes receive enhanced fittings including Miele appliances and premium living/dining finishes. Certain larger Luxury homes have private lift access.

For buyers, the important comparison is not which collection sounds more impressive. It is what the price premium buys in daily use: better internal dimensions, meaningful layout improvements, a more appealing facing or a truly differentiated arrival experience. Premium appliances alone should not justify an unexamined six-figure gap.

More than 80 recreational facilities are planned across the Island Club, Grand Clubhouse and Wellness Club, including two 50-metre lap pools, a golf simulator, tennis court and wellness spaces. These can strengthen an owner-occupier proposition, but buyers should still ask about estimated maintenance fees and how conveniently the facilities are reached from their particular tower.

How attractive is Upper Thomson for actual living?

The neighbourhood's case is relatively tangible: an established residential catchment, an operating MRT line, malls and dining nearby, and access to parks. The developers identify Ai Tong School within 1km, alongside other established schools in the wider area. Families must independently verify distance and Primary 1 registration eligibility for their specific block and application year; a developer marketing description is not a guarantee of school admission.

Buyers should also study orientation. The official announcement says more than 80% of stacks have greenery or landscape views, but those descriptions can encompass very different sightlines. Road-facing stacks, nearby towers and the height at which a view clears neighbouring buildings can significantly affect liveability and resale appeal.

What does the entry quantum mean for affordability?

The price tag is only the start. An eligible first-home buyer borrowing 75% of the price would still need the remaining 25% as equity, before Buyer's Stamp Duty, legal fees, renovation, furnishing and any Additional Buyer's Stamp Duty that applies. The table is a simple illustration, not a bank offer or a guarantee of 75% financing.

Published starting unitIllustrative 75% loan25% equity before duties/fees
2-bedroom, S$1.544mS$1.158mS$386,000
3-bedroom, S$2.503mS$1,877,250S$625,750
4-bedroom, S$3.388mS$2,541,000S$847,000

Actual approved loan size depends on the borrower's income, age, existing property loans, TDSR assessment and bank policy. Buyers who already own an HDB flat or another home must check the stamp-duty position and sale timing before treating the advertised starting quantum as their overall capital requirement. A household should also test whether the mortgage remains comfortable at a higher rate or during a temporary income reduction.

The major resale risk: competing against your neighbours

A 1,268-unit development can enjoy high market visibility and plenty of comparable transactions after completion. However, that advantage has a cost. When an owner lists a standard 2-bedroom Premium in the future, buyers may be able to choose among many similar units in the same development. Thomson Reserve has 416 units of that particular type.

To protect eventual exit flexibility, we would compare the selected stack's floor, facing, privacy, layout efficiency, distance to amenities, internal noise exposure and price gap against competing stacks. A low advertised PSF is less compelling if the floor plan wastes space or if the facing is noticeably weaker.

Decision areaUseful question before booking
Entry priceHow far above nearby resale evidence is this exact stack?
LayoutWill the usable rooms fit the household as it changes?
FacingWhat do the real sightline, road noise and afternoon sun look like?
Exit competitionHow many equivalent units exist in the same development?
FinancingCan monthly payments and duties be covered without draining reserves?

What should Thomson Reserve be compared against?

Rather than comparing only new-launch brochures, consider nearby resale choices such as JadeScape and AMO Residence, where relevant to your own travel routes and budget. These are not identical projects: age, tenure balance, facilities and transport routes differ. The value of the exercise is to discover how much more a buyer is paying for Thomson Reserve's product, location and completion timeline.

Use URA's transaction data to examine actual resale and new-sale transactions, matching bedroom count, floor area, floor level and date as closely as possible. An asking price from a portal or a developer's cheapest launch unit is not the same as a market-clearing transaction. Never use one isolated PSF quote as an entire valuation.

Our assessment: worth considering, but price the exact unit

Thomson Reserve offers a credible owner-occupier proposition: a direct MRT connection, established Upper Thomson amenities, a substantial landscaped site and meaningful family-sized layouts. The confirmed starting prices finally allow buyers to frame real budgets. But the 31 October sales launch has not yet taken place at the time of this update, and there are no verified launch-day take-up figures to report.

We would not call every unit a bargain—or rule out the whole project—based on S$2,608 psf alone. Our decision would depend on the specific developer quote, stack, layout, total quantum, resale alternatives and household financing. Buyers should view the floor plan and actual show unit, then ask for a proper unit-level comparison before booking.
